Amendment#2 continues to implement the Hodgson Road& CR J Master Plan. <br /> (b) Innovations in development that address growing demands for all styles of <br /> economic expansion, greater variety in lot size, configuration, home type, design, enhanced <br /> architectural standards, and siting of structures through the conservation and more efficient use <br /> of land in such developments. <br /> Amendment#2 does not change Lyngblomsten's innovation in development. <br /> (c) Preservation and enhancement of desirable site characteristics such as wildlife <br /> habitat, unique natural resources, existing vegetation, natural topography,geologic features and <br /> reduction of negative impacts on the environment. <br /> The existing wetland on site will not be impacted by Amendment#2. <br /> (d) Creative use of land and related physical development which allows a phased and <br /> orderly transition of varying land uses in close proximity to each other. <br /> Amendment#2 continues to transition development from existing low density single family <br /> homes to cottage home to a senior living campus consisting of independent living, assisted living <br /> and skilled nursing facilities to restaurant and commercial use. <br /> (e) Efficient use of land resulting in smaller networks of utilities and streets thereby <br /> lowering development costs and public investments. <br /> Amendment#2 does not change the existing utility and street network. <br /> (f) Mix of land use types. <br /> Amendment#2 does not change the existing mix of land use types. <br /> (g) Provision of a housing type or target housing price that is desirable to the City. <br /> Amendment#2 does not change the Lyngblomsten housing types or target housing prices. <br /> (h) Other public benefits and values as recognized in the City's Comprehensive Plan. <br /> BE IT FURTHER RESOLVED the requirements of Ordinance No. 07-19, Resolution No. 19- <br /> 42, Resolution No. 20-44, and Resolution No. 20-94 are still in effect; and <br /> BE IT FURTHER RESOLVED the Lyngblomsten PUD Development Stage Plan and PUD <br /> Final Plan Amendment#2 is approved as follows: <br /> 1. The fence along the north lot line is not required to be installed with the condition that <br /> additional landscaping is planted. <br /> 2 <br />
