The existing building floor area is 10,000sf. The proposed addition floor area is 13,418sf which <br />is greater than 50%. Therefore, the building expansion shall meet all exterior wall finish code <br />requirements. <br /> <br />In the narrative, the applicant states “Furthermore, City code does not spell out percentages or <br />calculations of allowed materials for an addition to a building. So for example, if you have an <br />existing building comprised of 100% Class I or II materials, does that impact the percentages <br />that can be used for new materials on a building addition? City staff said the new addition <br />needed to be viewed as a new, stand-alone building when it came to these percentages and no <br />for existing building materials credit could be factored into the calculations even though this <br />was not represented in City code.” <br /> <br />The proposed building expansion/addition shall be treated as a standalone building. <br /> <br />Additional Staff Comments: <br /> <br />1. Exterior wall finishes requirements and percentages are based per individual building <br />elevation, not cumulative. <br />2. Exterior wall finish areas and percentages shall be provided per elevation for the <br />proposed addition. <br />3. Building foundations not exceeding two (2) feet need not comply with the requirements <br />for the primary wall treatments or materials. <br />4. Metal roofs with exposed fasteners are not allowed. <br />RECOMMENDATION <br /> <br />Staff does not recommend treating the proposed Insulated Metal Panels (IMP) as either Class 1 <br />or Class 2 materials. <br /> <br />Staff does recommend treating the proposed Insulated Metal Panel (IMP) similar to Class 3 <br />material Exterior Insulation and Finish System (EIFS). The material would be limited to no more <br />than 25% per wall elevation of the building expansion. <br /> <br />Council is asked to consider Resolution No. 24-02 Determining Intent of City Code Chapter 1007 <br />Relating to Building Type and Construction-Exterior Wall Finishes. <br /> <br />ATTACHMENTS <br /> <br />1.
