9 <br />There is no FEMA floodplain on site. <br />Shoreland Management Overlay <br />The parcel is not located within a Shoreland Management Overly district. <br />Impervious Surface Coverage <br />The maximum allowed impervious surface coverage per lot is 65%. Lot 2 (existing house) is at <br />21.3% and compliant. The impervious coverage for Lot 1 and 3 will be evaluated with those <br />individual building permits and surveys. <br />Traffic Study <br />A traffic study was not required for one (1) new single family lot on Lois Lane and one (1) single <br />family lot on Arlo Lane. Both streets are minor collectors and have capacity for one (1) <br />additional single family home on each street. <br />Additional City and Government Agency Review Comments <br />Public Safety Comments <br />Lino Lakes Public Safety Department-Police Division and Fire Division reviewed the preliminary <br />plat and had no comments. <br />Environmental Board <br />The Environmental Board reviewed the development proposal at their December 27, 2023 <br />meeting and noted some minor revisions are needed. These are summarized in the attached <br />December 28, 2023 Environmental Coordinator memo. <br />Planning & Zoning Board <br />The Planning & Zoning Board held a public hearing on January 10, 2024. There were no public <br />comments. The Board recommended approval with a 7-0 vote with conditions as listed in the <br />resolution. <br />Agreements <br />Stormwater Maintenance Agreement <br />A stormwater maintenance agreement is not required since a stormwater management plan is <br />not required per City Code Chapter 1010. <br />88
