The south portion of the site will continue to drain to the <br /> wetland as it does under existing conditions. <br /> Peak runoff rates do not exceed existing conditions for the 2- or 100-year storm events, <br /> with a small increase to the 10-year storm event runoff that the applicant's engineer <br /> deems negligible. The City Engineer and Rice Creek Watershed District will review. <br /> Stormwater Pollution Prevention <br /> The Erosion and Sediment Control Plan calls for inlet protections, silt fence around the <br /> construction limit perimeter, a rumble rack for the construction exit, natural net erosion <br /> blanket for the slopes on the berm and stormwater pond, and riprap for energy dissipation <br /> at outfalls to the stormwater pond. <br /> The site drains to an impaired water, so stabilization of soils must occur within 7 days of <br /> construction activity ceasing. This is noted in the project SWPPP. <br /> A concrete washout location must be shown on the Site Plan. <br /> Clarification is needed on access points for construction work. It appears that all access <br /> is planned to be through a single center drive lane. If construction traffic will access <br /> other drive lanes, they will also need construction exits. <br /> Flood Plain <br /> Site does not fall within the flood management zone. <br /> Shoreland District <br /> The eastern portion of the site does fall within the Shoreland District. This may impact <br /> vegetation clearing related to views to or from a lake, suitability of a site for onsite <br /> sewage or wells, impervious surface limits, shoreline alteration limitations, and site <br /> setbacks. <br /> The proposed project appears to be in compliance with any Shoreland District <br /> implications that would fall under the purview of the Environmental Board. <br /> The City Planner will be reviewing any additional Shoreland District implications for this <br /> site. <br /> Wetlands <br /> Per the wetland delineation report, there were two wetlands delineated on the site. <br /> 4 <br />
