Sod and Ground Cover Standards <br /> All areas not otherwise improved in accordance with the approved site plans shall have a <br /> minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed <br /> may be provided in lieu of sod in certain cases, including when the area is adjacent to <br /> natural areas or wetlands. <br /> The grading and landscape plans note the following cover types and quantities for <br /> disturbed areas: <br /> Sod 4,350 sf <br /> Turf at proof of parking area 6,280 sf <br /> No Mow Fescue Mix 21,805 sf <br /> Native Seeding 7,257 sf <br /> Stormwater Seeding 4,185 sf <br /> The stabilization plan includes 76% either native species or low-maintenance alternative <br /> turf varieties. This includes Mn DOT 33-261 for the stormwater basin area, a mesic <br /> prairie mix for the upland areas around the stormwater basin, and a low-maintenance <br /> fescue mix for the berm that runs along Lake Drive. <br /> A cover type should be specified for the proof of parking area. <br /> The landscape plan notes irrigation in front of buildings and boulevard areas. <br /> Lighting <br /> The purpose of the lighting requirements in the Zoning Code is to reduce light pollution, <br /> promote energy conservation, and increase night time safety, utility, security, and <br /> productivity. Lighting is reviewed by the City Planner. <br /> Per Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto right of way <br /> or 0.4 foot candle onto adjacent property. <br /> It appears that lighting from P 1 and the southeastern-most W2 light may exceed 1.0 foot <br /> candle onto right of way. This will be reviewed by the City Planner. <br /> Light fixtures are down lit and cutoff as required by city code. <br /> Recycling <br /> A trash and recycling room is noted on the site plan. <br /> 8 <br />
