Watermark Architectural Design Standards – City Planner Larsen provided an 15 <br />overview of the discussions that have brought the council to this point of considering 16 <br />design standards for this proposed development. Based on the Lennar submittal, there 17 <br />are over forty types of homes which have been reviewed by staff. 18 <br /> 19 <br />- Single Family Homes - what meets the city standards and review of what doesn’t meet 20 <br />those standards; staff is trying to avoid too much garage out front; recommendation is six 21 <br />foot porch & six foot garage extended as maximum. 22 <br /> 23 <br />Council Member Maher suggested that the six foot porch is almost too small to use. 24 <br />Mayor Reinert said it’s a city standard so maybe that’s no longer appropriate; the standard 25 <br />for the lot size is smaller also so that may be impacting the shrinking of the homes. Ms. 26 <br />Larsen noted that if the garage doesn’t protrude at all, then a porch wouldn’t be required. 27 <br />Council Member Rafferty asked if the homes will generally be without steps. Joe 28 <br />Jablonski, Lennar Homes representative, noted that the one shown is an empty nester 29 <br />model so steps are left out; others will have steps according to grading plans. 30 <br /> 31 <br />- Townhomes - review of types, all on 32 foot wide lots, 1700 – 1900 square feet. 32 <br />Review of elevations shown, indicating exterior materials. Council Member Rafferty 33 <br />recalled there is a couple of feet relief between units in the rear and he wonders if 34 <br />something alike could be done in the front. Mr. Jablonski pointed out the vertical trim 35 <br />used to separate homes; their buildings are generally not protruded. He added that these 36 <br />units actually back up to Interstate 35 and others to a parking garage. 37 <br /> 38 <br />Ms. Larsen reviewed how the townhome element proposal meets the city’s requirements. 39 <br />The flexibility is being requested in garage sizing and exterior material. She reviewed 40 <br />the garage sizes proposed and staff’s analysis of what is provided in the townhomes over 41 <br />city requirements. Council Member Rafferty argued that the smaller garage make 42 <br />one stall unusable. Mayor Reinert asked staff to provide the council with a list of all the 43 <br />areas that are shrinking with this proposal.
