Council Member Manthey suggested that if these models didn’t work then they 46 <br />wouldn’t sell; the developer is bringing forward what they sell under their business 47 <br />model. Council Member Maher agreed; the products are the developer’s trade and if 48 <br />they aren’t right for the city, that’s the council’s decision; it’s not to tell a developer what 49 <br />product to offer. Council Member Kusterman asked if other cities have pushed back on 50 <br />any of these products and, if so, what was the response. Mr. Jablonski remarked that 51 <br />normally cities would talk about exteriors only. 52 <br /> 53 <br />Ms. Larsen reviewed the request of the developer to use vinyl siding as opposed to the 54 <br />city’s requirements approved by resolution. 55 <br /> 56 <br />Mayor Reinert asked that all the concessions be listed and sent to the city council 57 <br />members. 58 <br /> 59 <br />Ms. Larsen noted that the Planning and Zoning Board reviewed the amendments 60 <br />proposed to architectural design standards and recommended approval. 61 <br /> 62 <br />On the discussion of porches, Mr. Jablonski explained that he doesn’t believe they have 63 <br />any models that would meet the city required eight foot depth. Ms. Larsen added that 64 <br />the Woods Edge townhomes have 6 foot porch depth. 65 <br /> 66 <br />Council Member Manthey said he wants to have an understanding of the where the 67 <br />concessions (models/plans not usuable under city requirements) leave the development. 68 <br />Mr. Jablonski responded said Lennar is attempting to meet requirements while still 69 <br />avoiding the monotony of too few models; he feels they can do it at this point. 70 <br /> 71 <br />Mr. Jablonski noted items that exceed the Mattamy plans, such as the percentage of 72 <br />garages with windows. There are things that will be better. Mayor Reinert asked that 73 <br />the list of those items be provided to the council as well. 74 <br /> 75 <br />2. Comprehensive Plan Update – Parks - Community Development Director Grochala 76 <br />and Candace Amberg of WSB & Associates reported. Ms. Amberg explained that the 77 <br />comp plan section dealing with parks will be increased by the addition of the separate 78 <br />document, Parks, Natural Open Space/Greenways and Trail System Plan that was 79 <br />updated in 2004, while at the same time excluding what they feel is no longer needed. 80 <br />The council viewed a map of Parks, Trails and the Greenway system. She explained the 81 <br />titling of neighborhood parks, community parks, and the regional park. Each park is 82 <br />noted on the map and the service area for that park indicated. The trail system (existing 83 <br />and proposed) was noted and reviewed on a map. They are interconnecting. Wetland 84 <br />banking areas are also noted. Implementation and priorities are highlighted. Most of the 85 <br />park system was developed many years ago and parks do have a life. They were 86 <br />originally funded with park dedication funds. The city has done an amazing job of 87 <br />preserving the natural environment. The recreation complex concept is also seen as a 88 <br />way to improve park options. 89 <br /> 90
