The proposed new lot (Lot 1) is immediately east of McDonald’s that is <br />located in the northeast corner of Otter Lake Road and CSAH 14 (Main Street). The site is <br />currently vacant commercial land that is being used for agricultural, row crops. The soils are <br />sandy lean clay and hydrologic group D. Elevations range from 910 feet on the north end and <br />923 feet along CSAH 14 (Main Street). A 12 foot permanent easement per Anoka County <br />Highway Right-of-Way plat No. 65 exists along CSAH 14 (Main Street). A private drive from <br />Otter Lake Road extends east across the north boundary of Lot 1, Block 1, Main Street Shoppes <br />(McDonald’s site) and is covered by a Declaration of Driveway Easement Doc. #2626405.
