8 <br /> <br />Stormwater Maintenance Agreement <br /> <br />The RCWD CAPROC dated February 14, 2018 notes the existing Declaration for Maintenance <br />Stormwater Management Facilities shall be amended. <br /> <br />Final Plat and Development Agreement <br /> <br />A final plat of Main Street Shoppes 2nd Addition was submitted with the preliminary plat <br />application. The City requires the preliminary plat and final plat be processed as two separate <br />land use applications so the final plat was deemed incomplete. The applicant shall submit a <br />Land Use Application for final plat after preliminary plat approval. <br /> <br />A Development Agreement will be required and will be prepared by the City as part of the final <br />plat application. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP’s such as curb, gutter, stormwater pond <br />and water re-use irrigation system. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for commercial use. The proposed retail building <br />is consistent with commercial land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by the commercial retail <br />development. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. Otter Lake Road and CSAH 14 (Main Street) are A Minor <br />Reliever and A Minor Collector roads, respectively, and have structural capacity to handle the <br />traffic volume of the commercial retail building. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The new retail building will be municipally served by an 8” PVC sanitary sewer and an 8” DIP <br />watermain located along the private drive that extend from Otter Lake Road. The existing <br />sanitary sewer and water supply system have capacity for the new development. <br /> <br /> <br />
