8 <br /> <br /> <br /> <br /> <br />Conditional Use Permit <br /> <br />Per Section 1007.112(8) of the GB, General Business District, a conditional use permit for a <br />contractor shop and office is required for this project. The conditional use permit findings of <br />fact are detailed in Resolution No. 18-36. <br /> <br />Comprehensive Plan <br /> <br />Resource Management System <br /> <br />The Resource Management System Plan goal of preserving surface water quality is supported <br />by the construction of stormwater management BMP’s such as curb, gutter and retention and <br />infiltration basins. <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for industrial use. The proposed business is <br />consistent with industrial land uses. The use proposed is permitted in the LI, Light Industrial <br />zoning district and permitted in the GB, General Business Zoning District with a conditional <br />use permit. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not impacted by the construction of Distinctive <br />Elements Tile & Design. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. Distinctive Elements Tile & Design does not change the level of <br />service along Apollo Drive. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The proposed building will be served by a 21” PVC sanitary sewer and a 12” DIP watermain <br />located along Apollo Drive. The existing sanitary sewer and water supply system have <br />capacity for the new development. <br /> <br />Wetlands <br /> <br />There are no wetlands on site. <br /> <br />Floodplain <br /> <br />There are no floodplains located on site.
