7 <br /> <br />Section 1007.043 (17)(f) requires landscape screening between a parking lot and a public right- <br />of-way or sidewalk. Due to the irregularly shaped lot, the parking lot is visible from the street. <br />The applicant is proposing eight burning bush trees near the entrance of the site, and staff <br />recommends re-locating these bushes to screen the parking areas to provide adequate screening <br />of the parking. <br /> <br />Comments: <br />1. Sheet LS1.1 and LS1.2 Landscape Plan: <br />a. All landscape calculations shall be shown on the plan set. <br />b. Canopy Coverage: <br />i. The chart from Section 1007.043(17)(c)3 shall be completed and shown <br />on plan sheet. <br />c. Foundation Landscape: <br />i. The chart from Site Plan Worksheet shall be completed and shown Plan <br />Sheet LS1.2. <br />ii. Size (small, medium, large) of each tree and shrub shall be indicated. <br />iii. Plans shall be revised to provide the required foundation landscaping. <br />d. Open Area Standards: <br />i. Sheet LS1.1 shall clearly indicate the area being calculated as open area <br />and the trees and shrubs counted towards compliance. Plans shall be <br />revised as necessary to comply with the ordinance standards. <br />e. Buffer and Screen Standards: <br />i. Plan Sheet L1 shall be updated to screen the parking lot from Apollo <br />Drive. This could be accomplished by relocating the eight burning bush <br />trees. <br />2. Irrigation is required for all grass and landscaped areas. <br />3. Seed mix details are required for stormwater ponds. <br /> <br />Signage <br /> <br />A separate Sign Permit Application shall be required for all walls signs and monument signs. <br /> <br />Impervious Surface Coverage <br /> <br />The allowed impervious surface coverage is 75% for GB, General Business. The plans show <br />that 68% of the lot will be impervious surface. However, future buildout of the site will <br />increase impervious surface coverage. The applicant should consider reviewing calculations for <br />the proposed construction as well as future phases on their site plan so they understand future <br />development options. <br /> <br /> Pre-Development Post-Development <br />Impervious 0 sq. ft.
