This is required along CSAH 34 (Birch Street) and has been provided.

A 5 foot high black, metal picket fence is proposed around the perimeter of open play areas.
The fence and landscape plantings were relocated outside of the wetland easement and the
drainage & utility easement along CSAH 49 (Hodgson Road).

Irrigation requirements are noted on Plan Sheet L1 and L2.

Sheet L.1, Preliminary Landscape Plan:

1. Additional trees are required to meet canopy cover requirements.

Signage

A separate Sign Permit Application shall be required for all walls signs and monument signs.

Impervious Surface Coverage/Shoreland District

The allowed impervious surface coverage is 65% for NB, Neighborhood Business District;
however the parcel is located within the shoreland district of Baldwin Lake which allows 60%.
The revised plan indicates 49% post-development impervious surface coverage which is
compliant.
