8 <br /> <br />The goals and policies of the Housing Plan are not negatively impacted by the Love to Grow <br />On development. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. Love to Grow On does not change the level of service along <br />CSAH 34 (Birch Street) or CSAH 49 (Hodgson Road). These roads are Minor Arterial and <br />Minor Expander, respectively, and have capacity to handle the traffic volumes created by the <br />development. Local roads will not be negatively impacted. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />The new facility will be served by an existing 8” PVC sanitary sewer and a 8” DIP watermain <br />located along Lakota Trail. The existing sanitary sewer and water supply system have capacity <br />for the new development. <br /> <br />Wetlands <br /> <br />The regional stormwater ponds located to the east and south of the parcel are considered <br />wetlands and are covered by Wetland Easement Doc. No. 1925499 as noted on the ALTA <br />survey. The fencing and landscaping are located outside of the easement and there are no <br />wetland impacts. <br /> <br />Floodplain <br /> <br />There are no floodplains located on site. It should be noted the ALTA survey references the <br />1982 FEMA panel map but staff has verified the 2015 DFIRM does not indicated floodplain on <br />site. <br /> <br />Anoka County Highway Department <br /> <br />Staff has distributed materials to Anoka County Highway Department and is waiting their <br />comments. <br /> <br />Environmental Board <br /> <br />The Environmental Board reviewed the proposal at their February 28, 2018 meeting. Overall <br />comments were positive. The Environmental Coordinator notes a 5 year maintenance plan shall <br />be submitted for review and approval. <br /> <br />Stormwater Maintenance Agreement <br /> <br />A Declaration of Stormwater Maintenance is required and shall include the City of Lino Lakes <br />as a party to the agreement. <br /> <br />Site Improvement Performance Agreement <br />
