3 <br /> <br />NorthPointe 7th Addition is the final phase of single family homes for Tony Emmerich <br />Construction. Outlot A, NorthPointe 5th Addition remains as a future phase of development for <br />the potential 88 unit multi-family senior complex that was approved with the original PUD <br />Development Stage Plan. Lot 1, Block 5 NorthPointe Addition is owned by the Duellman <br />family and may be developed in the future into 11 single family lots. <br /> <br />Blocks and Lots <br /> <br />The final plat for NorthPointe 7th Addition creates 28 lots and 1 outlot. Outlot A is for <br />stormwater management facilities and wetlands. <br /> <br />Streets <br /> <br />The following right-of-way and street widths were approved with Resolution No. 14-21, PUD <br />Development Stage Plan/Preliminary Plat: <br /> <br />Street Name Right-of-Way Width Street Width <br />(Back to Back) <br />21st Avenue South 60 feet 28 feet <br /> <br />Sidewalk is proposed along the east side of 21st Avenue South which is consistent with the <br />PUD Development Stage Plan and existing sidewalk along the street. <br /> <br />Easements <br /> <br />Standard drainage and utility easements are provided on all lot lines. <br /> <br />The applicant is requesting all of the drainage and utility easements lying over, under, and <br />across Outlot B, as created and dedicated in the plat of NorthPointe 5th Addition, according to <br />the recorded plat thereof, Anoka County, Minnesota be vacated. This easement will be re- <br />dedicated on the plat of NorthPointe 7th Addition. The City Council approved similar easement <br />vacations throughout the development of NorthPointe. The City Council will hold the public <br />hearings for the vacation. <br /> <br />Public Land Dedication and Fees <br /> <br />The City will require a combination of land dedication and cash in lieu of land for the entire <br />NorthPointe development. Outlot D, NorthPointe 4th Addition was dedicated to the City for <br />parkland in 2016. This park was developed in 2017-2018. NorthPointe 7th Addition will pay <br />cash in lieu of land dedication. Credit will be given for the installation of a water service to the <br />park. <br /> <br />NorthPointe 7th Addition <br />Total #of Lots = 28 <br />x 2018 Park Dedication fee $3,000
