4 <br /> <br />= Total $84,000 <br />Credit for Park Water Service= ($1,800) <br />Total Park Dedication Fees Due = $82,200 <br /> <br />Zoning <br /> <br />NorthPointe 7th Addition is zoned PUD-Planned Unit Development as approved by the City <br />Council with Ordinance No. 02-14. <br /> <br />Comprehensive Plan <br /> <br />The final plat is in compliance with the Comprehensive Plan in terms of the Resource <br />Management System, Land Use Plan, Housing Plan, and Transportation Plan. <br /> <br />Alternative Urban Areawide Review (AUAR) <br /> <br />The project site is within the 2005 I-35E Corridor AUAR and is subject to the AUAR <br />mitigation plan. The NorthPointe PUD Development Stage Plan/Preliminary Plat is consistent <br />with development Scenario 1 for residential medium density and complies with the mitigation <br />plan in regards to wetlands, water use, erosion and sedimentation, surface water runoff, <br />wastewater and transportation. The final plat for NorthPointe 7th Addition is also consistent <br />with these plans. <br /> <br />Floodplain <br /> <br />The applicant received a FEMA Letter of Map Revision effective December 21, 2016. There <br />are no floodplain impacts. <br /> <br />Development Agreement <br /> <br />A Development Agreement has been drafted by the City and shall be executed by the City and <br />the developer and recorded by the developer. <br /> <br />Title Commitment <br /> <br />The City Attorney has reviewed and approved the title commitment and final plat. <br /> <br />Stormwater Maintenance Agreement <br /> <br />A Maintenance Agreement for Stormwater Management Facilities was approved by the City <br />Council on August 11, 2014 with Resolution No. 14-87 for the entire NorthPointe <br />development. <br /> <br />Environmental <br /> <br />The Environmental Coordinator reviewed the plans and notes escrow is required for the <br />boulevard trees. These funds will be escrowed per the Development Agreement.
