A 6 foot high privacy fence is proposed <br />along Lot 1, Block 7 that will provide screening along CSAH 14. Shrubs and plantings are <br />required along the exterior side of the fence. <br /> <br />Staff would support reducing Street E right-of-way width to 50 feet and front setback to 25 feet <br />to preserve the existing tree line and buffer between the residential properties along Woodduck <br />Trail. <br /> <br />Staff would also support reducing the lot depths of Lots 1-4, Block 5 from 135 feet to 120-125 <br />feet to preserve the natural wetland resource and rare plant species. This lot depth reduction is <br />similar to the flexibility provided to the Foxborough development that has several 120 foot <br />deep lots. <br /> <br />Building Type and Construction <br /> <br />At the time of building permit, each individual single family dwelling unit will be reviewed for <br />compliance with Section 1007.043(2)(a) General Building Provisions and the R-1, Single <br />Family Residential requirements regarding floor area, garage and design and construction <br />standards. <br /> <br />Subdivision Ordinance <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat is consistent with the comprehensive plan for a conservation subdivision <br />as discussed below. The PUD provides flexibility from the strict standards of the zoning <br />ordinance. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat has 62 single family lots and 6 outlots. The outlots are for stormwater <br />management facilities, wetland areas, open space and trail corridors.
