Reclassify and include the following Mixed Use districts: <br /> <br />i. Robinson Farm/Main Street <br />ii. Lake Drive/77th (White Pines AL) <br />iii. Waldoch Farms <br />iv. Centerville Road/Birch Street <br />v. 80th Street West of I-35E <br /> <br />3. Establish a new Signature Gateway District (8-10 units per acre; up to 15 based on <br />defined goals) <br /> <br />a. The Signature Gateway District is reserved for high visibility, high traffic <br />corridors serving as an entrance to the Community. The district allows for <br />development of multiple complementary uses on a single site including a <br />combination of higher density residential, commercial services, and employment <br />opportunities. <br /> <br />b. Residential densities of 8-10 units an acre provide for both affordable and life <br />cycle housing opportunities. District would include ability for the Council to <br />approve up to 15 units/acre. <br /> <br />c. Development requires City approval of a master plan. Master plan has been <br />approved for the 49/J area. <br /> <br />d. Strong emphasis on high quality architecture and design standards. <br /> <br />e. Development will include City signature elements including decorative lighting <br />and entrance signage. <br /> <br />f. Reclassify and include the following Mixed Use districts: <br /> <br />i. CRJ and CR 49 <br />ii. Lake Drive/Main Street <br />iii. Centerville Road/CRJ <br /> <br />4. Establish an Office/Medium Density Residential District (4 to 6 units per acre). <br /> <br />a. Provides for office and business uses and residential units at a density of 4 to 6 <br />units per acre. Residential development is not required but should not exceed <br />50% of the land area.
