Redefine PUD process and minimum requirements

The Comprehensive Plan does not define or amend the Planned Unit Development (PUD)
Process. PUD requirements are established in the Zoning Ordinance. Any changes would be
part of a future zoning code amendment process.

However, the Implementation section of the Comprehensive Plan provides guidance on using the
plan and provides the “to do list” for work the city should undertake to ensure the plan is
implemented.

The Planning & Zoning Board discussed a process to review possible changes.

Staff is proposing that the “to do list” includes the following topics related to PUD’s:

• Evaluate the intent and purpose of the Planned Unit Development Process.
• Review PUD minimum requirements and amend as necessary.
o Consider minimums for lot area and garage size.
• Consider the establishment of “allowed” flexibilities.
o Lot width and depth, ROW/street width, setbacks

Next Steps

The Planning & Zoning Board will be holding additional discussion regarding the Planned
Residential/commercial and the Signature Gateway to refine development parameters in the
individual district locations.

Requested Council Direction

Staff is requesting comment on the proposed changes.

Attachments

1. Proposed Mixed Use Changes
