7 <br />A building permit for change of use is required for any new tenant that occupies an <br />industrial unit. <br /> <br />Outdoor Lighting <br /> <br />Per City Code Section 1007.043(6)(d), no light source shall exceed 1.0 foot candle onto <br />right of way or 0.4 foot candle onto adjacent property. Per Sheet E-0.1, no light sources <br />exceed 1.0 foot candle along Park Court and Lake Drive. No light sources exceed 0.4fc <br />along the west or rear lot line. <br /> <br />The parking lot light pole is 20ft tall which is less the 45ft maximum allowed. The parking <br />lot light fixture is down lit and cutoff as required by city code. Downlit wall pack <br />mounted lights are provided on the exteriors of the building. <br /> <br />The outdoor lighting performance standards are met. <br /> <br />Off-Street Parking Requirements <br /> <br />Per City Code Section 1007.044(6) and using Sheet A011, Site Plan: <br /> <br />Use Number of Parking <br />Spaces Required Total Spaces Required Total Spaces <br />Provided <br />Light <br />Manufacturing <br />1 space for each 500sf <br />gross floor area <br />8 units: 12,000 sf/500 = 24 <br />3 units: 3,000sf/500 = 6 <br />Warehousing <br />(Indoor Self- <br />Storage) <br />1 space for each <br />2,000sf gross floor area 19,997sf/2,000 = 10 <br /> TOTAL = 40 31 constructed <br />11 deferred <br /> <br />Sheet C-101, Site Plan indicates 29 paved parking stalls and 2 ADA parking stalls for a <br />total of 31 parking stalls. The applicant is proposing 11 proof of parking spaces on the <br />west side of the building. City Code Section 1007.044(7) details requirements for Parking <br />Deferment. The applicant shall detail compliance with these requirements. <br /> <br />Personal vehicles and delivery trucks cannot access, load, or turnaround near the 3 units <br />on the east/southeast side of the building. The staging area for the indoor self-storage <br />building also conflicts this area. The drive aisle in the east/southeast corner of the site <br />accessing the staging area and 3 units shall be a minimum of 47ft wide to accommodate <br />a 24ft wide drive aisle and 23ft deep parking stall. This matches what is provided on the <br />north side of the building. <br />
