17 <br />The proposed multi-tenant industrial and indoor self-storage building will be municipally <br />served by a 12” watermain located along Park Court and will have an adequate water <br />supply. <br /> <br />(f) The proposed development shall be served with an adequate or safe <br />sanitary sewer system. <br />The proposed multi-tenant industrial and indoor self-storage building will be municipally <br />served by an 8” sanitary sewer main installed along CSAH 23 (Lake Drive) and will have <br />an adequate waste disposal system. <br /> <br />(g) The proposed development shall not result in the premature <br />expenditures of City funds on capital improvements necessary to accommodate the <br />proposed development. <br />The proposed multi-tenant industrial and indoor self-storage building does not require <br />City funds. <br /> <br />(h) Fire prevention and fighting equipment acceptable to the Board of Fire <br />Underwriters and City Council shall be readily available when any activity involving the <br />handling or storage of flammable or explosive materials is carried on. <br />The proposed multi-tenant industrial and indoor self-storage building does not involve <br />any activity involving the handling or storage of flammable or explosive materials. <br /> <br />Specific Conditional Use Permit (CUP) Requirements <br /> <br />In addition to the above administrative requirements of a conditional use permit, the <br />following specific performance standards of City Code Section 1007.120(9) must also be <br />met: <br /> <br />(g) Two (2) or more principal buildings on same lot provided such buildings <br />relate to a permitted or conditional use that is operated as a single business or <br />enterprise. <br /> <br />The Phase I-Lino Lake Storage mini self-storage facility and Phase II multi-tenant <br />industrial and indoor self-storage building shall be operated as a single business or <br />enterprise. <br /> <br />Planning & Zoning Board Consideration <br /> <br />1.
