Ms. Katie Larsen <br />03/06/2024 <br />Page 5 <br />Lino Lake Tech Center Engineering Review <br />Sanitary sewer service is shown being supplied for the site by extending an 8” sanitary <br />sewer main along the west side of Lake Drive/CSAH 23 to the southern site limits. A 6” <br />sanitary sewer service will be connected to the sanitary sewer main at a proposed <br />manhole. <br />Utilities are not proposed or shown for the site. Sanitary sewer maybe required <br />depending on use. <br />(Amcon 11/13/2023) Understood, Civil drawings will be provided for the full Site & Building <br />Plan Submittal after this Concept Submittal approval. <br />(WSB 11/29/2023) Based on the proposed use of bathrooms, sanitary sewer will be <br />required to be extended along Lake Drive to the site <br />(WSB 3/6/2024) Submitted <br />Comments: <br />1.(WSB 3/6/2024) Field verify size and depth of sanitary sewer stub <br />a.Initially assume 8" PVC SDR 26 per as-built <br />b.Sanitary sewer main to be SDR 26 <br />2.(WSB 3/6/2024) Sanitary sewer service pipe to be Schedule 40 <br />3.(WSB 3/6/2024) Outside drop should reference City Standard Detail Plate SAN-4 <br />•Transportation <br />Lino Lakes Tech Center proposes connecting to the existing storage site to the north for <br />access off of Park Court with paved private access to each of the units throughout the <br />site. The 2003 EAW analyzed this parcel as a light industrial user with two (2) <br />professional office buildings totally 28,800 sf. The existing mini self-storage facility <br />together with the Tech Center will produce less traffic than two professional office <br />buildings and therefore, is consistent with the EAW findings. No adverse traffic impacts <br />are anticipated and a traffic study is not required. <br />There should be no site access off of Lake Drive per Anoka County Access Policy. <br />Comments: <br />1.Vehicle access through the existing storage facility is a concern. We recommend <br />additional evaluation. <br />(Amcon 11/13/2023) No site access from Lake Drive is allowed per Anoka County <br />Access Policy (WSB review, dated 7/5/23), so this property is landlocked. The only <br />access is through the existing storage buildings/ phase I entrance from Park Court. <br />(WSB 11/29/2023) Fire vehicle turning movements provided. Turning movements for <br />delivery and garbage vehicle exhibits will need to be provided with full submittal. <br />Access details for the site owners and users utilizing the current secure storage <br />access should be provided with full submittal. <br />(WSB 3/6/2024) Turning movements for delivery and garbage vehicles not provided <br />2.The applicant shall provide a pavement removal/replacement and site plans <br />(Amcon 11/13/2023) Understood, Civil drawings will be provided for the full Site & <br />Building Plan Submittal after this Concept Submittal approval. <br />(WSB 11/29/2023) To be reviewed at the time of full submittal
