3 <br /> <br />Density <br /> <br />The 2030 Comprehensive Plan was in effect at the time of original approval. The Plan guided <br />the area for mixed use and required a density of 3.0 to 4.5 dwelling units per net acre. The <br />current 2040 Comprehensive Plan guides the area for Low Density Mixed Residential and <br />requires a density of 3.0 to 4.0 units per net acre. Phase I <br />grading was approximately 140 acres and Phase II grading was approximately 20 acres. Phase <br />III grades out the balance of the site, approximately 212 acres. The 7th Addition final plat is <br />within the Phase III grading limits. <br /> <br />PUD Final Plan <br /> <br />Watermark 7th Addition creates 106 single family lots and 8 outlots.
