6 <br /> <br />The 7th Addition proposes construction of the following streets which are consistent with PUD <br />Amendment #4: <br /> <br />Street Name Right-of-Way Width Street Width <br />(Back to Back) <br />Lotus Lane, <br /> Mille Lacs Lane 60 feet 32 feet <br />Traverse Drive, Pepin Drive, <br />Swan Street 60 feet 30 feet <br />Rainy Lane 66 feet 38 feet <br /> <br />Watermain, sanitary sewer main, stormwater facilities, streets, sidewalks and trails are being <br />constructed consistent with the PUD Amendment #4. <br /> <br />Public Land Dedication and Fees <br /> <br />Per Resolution No. 16-51, the City will require the following combination of land dedication and <br />cash in lieu of land dedications: <br /> <br />1. Land dedication for the public and private parks will be credited from the total payment <br />in lieu. <br />2. Costs for public park improvements and trail construction will be credited from the total <br />payment in lieu. <br />3. Improvements to the private parks and recreational center will not be credited from the <br />total payment in lieu. <br /> <br />An 8.5 ft wide bituminous trail approximately 4,850lf in length will be constructed throughout <br />the plat. A Permanent Trail Easement with exhibit shall be drafted and recorded after the trail <br />has been constructed to ensure the trail is within the easement. Trail construction costs will be <br />credited. <br /> <br />Park dedication fees will also be credited for the 1.06 acre private park land platted as Outlot G, <br />Watermark 7th Addition. Per the Master Developer Agreement (MDA), the parkland dedication <br />fees are based on an appraisal of fair market value. The appraisal was prepared in December <br />2018 by Insight Realty Advisors, Inc. The comparable appraisal price for this private park is <br />$37,647 per acre.
