Our comments were made on the following documents: <br />•Watermark 7th Addition Plat prepared by Carlson McCain, received February 8, 2024. <br />•Watermark 7th Addition Sanitary Sewer, Water Main, Storm Sewer, and Street <br />Construction Plans prepared by Carlson McCain, dated January 26, 2024, received <br />February 8, 2024. <br />•Watermark Grading Plans prepared by Carlson McCain, revised January 26, 2024, <br />received February 8, 2024. <br />•Watermark 7th Addition Landscaping Plans, prepared by Carlson McCain, dated January <br />26, 2024, received February 8, 2024. <br />The following review comments should be responded to in writing by the applicant. <br />Engineering <br />•Grading <br />The Watermark 7th Addition is part of the Phase 3 grading. The Watermark 7th Addition <br />includes site grading for Rainy Lane, Lotus Lane, Traverse Drive, Pepin Drive, Swan <br />Street, and Mille Lacs Lane. <br />Comments: <br />1.Lot 3 of Block 6 on Lotus Lane does not have sufficient freeboard to the <br />HWL of Pond 1000 to the north. The HWL of 907.9 is above the low floor <br />elevation of 906.5 and less than 2’ below the low entry elevation of 909. <br />2.Shift the storm sewer in the back of Block 8 closer to the rear property line to <br />provide additional usable backyard area. <br />•Look to replace the inlet FES with A CBMH. <br />•Verify amount of drainage coming or going to the northern property line <br />Attachment 1: City Engineer Memo dated March 6, 2024
