3. Indoor self-storage or storage of personal items in the multi-tenant industrial building <br /> units shall not be allowed. <br /> 4. The Phase I-Lino Lake Storage mini self-storage facility and Phase II multi-tenant <br /> industrial and indoor self-storage building shall be operated as a single business or <br /> enterprise as required per City Code Section 1007.140(9)(g). <br /> 5. A Parking Deferment Agreement shall be recorded. <br /> a. If the proof of parking area is constructed in the future, the parking spaces in <br /> front of the west unit shall be striped "No Parking" to allow for a 24ft wide drive <br /> aisle <br /> 6. A Site Improvement Performance Agreement shall be executed. <br /> 7. A Declaration for Maintenance of Stormwater Facilities in favor of RCWD and the City <br /> shall be recorded. <br /> 8. A Permanent Drainage and Utility Easement 10ft above the delineated wetland <br /> boundary, 10ft above the stormwater pond 100 year HWL, and over the sanitary sewer <br /> pipe shall be granted to the City and recorded. <br /> 9. If installed, rooftop or ground mounted mechanical equipment shall be screened per <br /> City Code Section 1007.043(2)(d)14. <br /> 10. Annual inspections may be conducted by the City to ensure City Code compliance. <br /> 11. A separate sign permit application shall be submitted and approved by the City prior to <br /> any permanent, replacement, or temporary signage installation. <br /> 12. A building permit application for change of use shall be submitted for any new tenant <br /> that occupies a multi-tenant industrial building unit. <br /> 13. An Anoka County right-of-way permit is required. <br /> 14. Conditions of Resolution No. 18-103 still apply. <br /> 15. Failure to comply with any of the listed conditions may result in revocation of the <br /> conditional use permit. <br /> BE IT FURTHER RESOLVED the following items shall be addressed prior to issuing a <br /> zoning permit for grading: <br /> 1. All comments from the City Engineer memo dated April 10, 2024. <br /> 2. The applicant shall draft the following documents for City review and approval: <br /> a. Permanent Drainage and Utility Easement with exhibit 10ft above the delineated <br /> wetland boundary, 10ft above the stormwater pond 100 year HWL, and over the <br /> sanitary sewer pipe <br /> b. Declaration for Maintenance of Stormwater Facilities with exhibit <br /> 3. An ADA accessible route shall be provided to all units. <br /> a. Revised plans shall be submitted to the City for review and approval. <br /> 4. Applicant shall submit to the City a MN DNR Natural Heritage letter along with applicant <br /> response to any recommendations detailed in the letter. <br /> 5. The Site Improvement Performance Agreement shall be executed. <br /> BE IT FURTHER RESOLVED the following information shall be submitted to the City prior <br /> to issuing a building permit: <br /> 5 <br />
