5. All fees, charges and escrow related to the preliminary or final plat have been paid in <br /> full. <br /> BE IT FURTHER RESOLVED the final plat is approved subject to the following conditions: <br /> 1. The existing house on proposed Lot 2, Block 1, Jansen Addition shall connect to <br /> municipal watermain and municipal sanitary sewer. <br /> 2. The private septic system located on proposed Lot 2, Block 1, Jansen Addition shall be <br /> removed. <br /> 3. The private well located on proposed Lot 2, Block 1,Jansen Addition shall be capped if it <br /> cannot be used for private irrigation. <br /> 4. The new houses on proposed Lots 1 and 3, Block 1, Jansen Addition shall connect to <br /> municipal watermain and municipal sanitary sewer main. <br /> BE IT FURTHER RESOLVED the following items shall be addressed prior to releasing the final <br /> plat mylars: <br /> 1. All comments from City Engineer Memo dated April 3, 2024. <br /> 2. The existing shed shall be removed. <br /> 3. The existing fence shall be relocated onto proposed Lot 2, Block 1, Jansen Addition. <br /> a. An approved zoning permit is required to relocate the existing fence. <br /> 4. Sheet S2, Preliminary Plat: <br /> a. A note shall be added to the preliminary plat stating, "Lots 1-3 may have limited <br /> ability to construct accessory structures due to oversized drainage and utility <br /> easements.". <br /> BE IT FURTHER RESOLVED the following items shall be addressed prior to issuing building <br /> permits for Lot 1 or Lot 3, Block 1, Jansen Addition: <br /> 1. The existing house on proposed Lot 2, Block 1, Jansen Addition shall connect to <br /> municipal watermain and municipal sanitary sewer. <br /> 2. Proof that the private septic system on Lot 2, Block 1, Jansen Addition has been properly <br /> removed shall be submitted to the City upon completion. <br /> 3. If removed, proof that the private well located on Lot 2, Block 1, Jansen Addition has <br /> been properly capped shall be submitted to the City upon completion. <br /> 4. A note shall be added to the certificate of survey submitted with the building permit <br /> applications for Lots 1 and 3 stating, "Lot may have limited ability to construct accessory <br /> structures due to oversized drainage and utility easements.". <br /> 5. Copies of the following executed and recorded documents shall be submitted to the <br /> City: <br /> a. Final Plat <br /> b. Development Agreement <br /> 2 <br />
