8 <br />All areas not otherwise improved in accordance with the approved site plans <br />shall have a minimum depth of 4 inches of topsoil and be sodded including <br />boulevard areas. Seed may be provided in lieu of sod in certain cases, including <br />when the area is adjacent to natural areas or wetlands. <br /> <br />Seed mix for ground cover must be specified on the Landscape Plan and <br />Grading, Drainage, and Erosion Control Plan. <br /> <br />Sod and Ground Cover Standards have not been met. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated. The two (2) <br />unattached residential units are under the 250 unattached unit threshold required <br />for a mandatory EAW. <br /> <br />Wetlands <br /> <br />A wetland delineation report was completed by Kjolhaug Environmental Services <br />on August 17, 2023. A WCA Notice of Decision was issued on October 23, 2023. <br />Approximately 4,145sf of wetlands were delineated along the east lot line <br />adjacent to CSAH 49 (Hodgson Road). There are no wetland impacts. <br /> <br />The wetlands are not in the Wetland Management Corridor and no wetland <br />buffers or conservation easements are required. <br /> <br />FEMA Floodplain <br /> <br />There is no FEMA floodplain on site. <br /> <br />Shoreland Management Overlay <br /> <br />The parcel is not located within a Shoreland Management Overly district. <br /> <br />Impervious Surface Coverage <br /> <br />Per Sheet C1.1, Grading, Drainage, and Erosion Control Plan: <br /> <br />Total Impervious Area = 6,657 sf 11.1% <br />Total Pervious Area = 53,139 sf 88.9% <br />Total = 59,796 sf 100% <br /> <br />The maximum allowed impervious surface coverage per lot is 65%. The <br />impervious coverage for both lots will be evaluated with their individual building <br />permits and surveys. <br />
