9 <br />Traffic Study <br /> <br />A traffic study was not required for two (2) new single family lots on Linda <br />Avenue. It is a minor collector street and has capacity for two (2) additional single <br />family houses. <br /> <br />Additional City and Government Agency Review Comments <br /> <br />Public Safety Comments <br /> <br />Lino Lakes Public Safety Department-Police Division and Fire Division reviewed <br />the preliminary plat and had no comments. <br /> <br />Environmental Board <br /> <br />The Environmental Board reviewed the development proposal at their April 24, <br />2024 meeting and noted some with minor revisions are needed. These are <br />summarized in the attached April 29, 2024 Environmental Coordinator memo. <br /> <br />Agreements <br /> <br />Stormwater Maintenance Agreement <br /> <br />A stormwater maintenance agreement is not required since a stormwater <br />management plan is not required per City Code Chapter 1010. <br /> <br />Development Agreement and Final Plat <br /> <br />The applicant shall submit a Land Use Application for final plat after preliminary <br />plat approval. A Development Agreement will then be prepared by the City as part <br />of the final plat application. <br /> <br />Comprehensive Plan <br /> <br />Linda Avenue Addition is consistent with the goals and policies of the <br />comprehensive plan in regards to land use, housing, economic development, <br />transportation, local water management plan, sanitary sewer, water supply and <br />parks, greenway and trails. <br /> <br />Land Use Plan <br /> <br />Per the 2040 Comprehensive Plan, the parcel is guided low density residential <br />development and allows for 1.6 to 3.0 units per net acre. The proposed two (2) <br />single family houses and net density of 1.85 units per acre is consistent with the <br />Comprehensive Plan. <br />
