2 <br /> <br /> Business Campus <br /> Commercial <br /> Industrial <br /> Office Residential <br /> <br />ANALYSIS <br /> <br />The main high visibility corridors include Interstates 35E and 35W, Lake Drive and Main <br />Street. 80th street, in the City’s northeast quadrant may also be a possible future <br />location. <br /> <br />Most, if not all, of the industrial property along Lake Drive and 35W has been or is <br />currently under development. An overlay district in this area would apply to <br />redevelopment activities for the most part. The 35E corridor has the most potential for <br />new development. <br /> <br />The Board Under current architectural requirements, there are slight differences <br />between Commercial, public, educational and religious buildings (“commercial) and <br />Industrial/Warehouse (“industrial) architectural requirements. For a commercial building <br />50% of each exterior wall requires three (3) class 1 materials. For industrial buildings, <br />75% of exterior walls may be comprised of two (2) different class 1 or class 2 materials. <br /> <br />Commercial buildings must have a base, middle, top. This requirement is not included <br />in the industrial building standards. These design features are typically more difficult to <br />include in larger industrial type buildings. <br /> <br />The size of the building also affects design. Buildings with walls over 100 feet facing <br />public right-of-way must meet additional requirements to break up the façade. <br /> <br />Staff is requesting the Board’s opinion to the following questions: <br /> <br />1. What corridors should be considered for inclusion? <br />2. What land use districts should be considered? <br />3. What additional requirements would the board want to consider? <br /> <br />Based on comments received staff will work to develop potential alternatives for <br />consideration. <br /> <br />RECOMMENDATION <br /> <br />None.
