10 <br /> <br />The majority of the trees planned for removal are in the Basic Use Area, not in Environmentally <br />Sensitive Areas, and will not require mitigation trees. <br /> <br />Tree Preservation and Mitigation Standards have been met. <br /> <br />Open Areas Landscape Standards <br /> <br />The purpose of these standards is to provide general site beautification and high aesthetic <br />quality with a mix of plant materials in open areas. Open area landscape standards call for 1 <br />large tree and 2 large shrubs per 2500 sf. <br /> <br />Required for 29,175 square feet of open space: 12 large trees <br /> 24 large shrubs <br /> Or 24 large trees <br /> <br />Provided: 125 large trees <br /> <br />Total provided trees includes 35 planted in open space and 37 existing trees along the west <br />perimeter provide approximately 90 large trees of credit for this category. <br /> <br />Open Areas Landscape Standards have been met. <br /> <br />Buffer and Screen Standards <br /> <br />The purpose of this requirement is to separate and buffer different land use types, screen roads <br />and parking, and screen utility and loading areas. Continuous, year-round planting screens <br />require, at the minimum, a double row of plants with triangulated spacing. <br /> <br />A 6-foot high continuous planting screen will be required for the east perimeter (along Lake <br />Drive). This requirement will be met with a combination of 4-foot berm, trees and shrubs <br />planted in triangulated double row, and a fence on the downslope side of the berm closer to <br />the parking lot. <br /> <br />Buffer and Screen Standards have been met. <br /> <br />Canopy Cover <br /> <br />Canopy cover standards call for a minimum of 40% canopy coverage. Canopy coverage values <br />are calculated per tree based on the anticipated size 15 years after planting, and the distance to <br />hardscape edge from the planting location. <br /> <br />Vehicular hardscape planned: 21,765 sq. ft. <br />Canopy cover requirement: 8,706 sq. ft. <br />Canopy cover provided: 7,200 sq. ft. <br />104
