12 <br /> <br />The foundation landscape requirements have been met. <br /> <br />Sod and Ground Cover Standards <br /> <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed may be <br />provided in lieu of sod in certain cases, including when the area is adjacent to natural areas or <br />wetlands. <br /> <br />The grading and landscape plans note the following cover types and quantities for disturbed <br />areas: <br /> <br />Sod 4,350 sf <br />Turf at proof of parking area 6,280 sf <br />No Mow Fescue Mix 21,805 sf <br />Native Seeding 7,257 sf <br />Stormwater Seeding 4,185 sf <br /> <br />The stabilization plan includes 76% either native species or low-maintenance alternative turf <br />varieties. This includes Mn DOT 33-261 for the stormwater basin area, a mesic prairie mix for <br />the upland areas around the stormwater basin, and a low-maintenance fescue mix for the berm <br />that runs along Lake Drive. <br /> <br />A cover type should be specified for the proof of parking area. <br /> <br />The landscape plan notes irrigation in front of buildings and boulevard areas. <br /> <br />Signage <br /> <br />A Comprehensive Sign Plan as required by City Code Chapter 1010 has been submitted as Sheet <br />A302, Comprehensive Sign Plan. <br /> <br />A separate Sign Permit Application with detailed sign information is required for the proposed <br />signage and any future permanent, replacement, or temporary signage installation. <br /> <br />Impervious Surface Coverage <br /> <br />The east portion of the parcel is located in the Shoreland Management Overlay District of <br />Marshan Lake. A maximum of 60% impervious surface is allowed. The remainder of the site <br />allows for 75% impervious surface coverage per the LI, Light Industrial zoning district. During <br />site plan review for Phase I, Sheet EX3, Shoreland District indicated a total of 3.98 acres of <br />impervious surface is allowed for the entire 5.73 acre site. Per Sheet C-101, Site Plan, the <br />proposed impervious surface of the entire Phase I + Phase II site is 3.39 acres. Impervious <br />surface requirements are met. <br />106
