13 <br /> <br /> <br />Impervious Surface Coverage <br />Total Parcel Size 249,763 sf 5.73 acres <br />Allowed Impervious Surface 173,368 sf 3.98 acres <br />Phase I + II Impervious Surface 147,885 sf 3.39 acres <br /> <br />Traffic Study <br /> <br />A trip generation statement was prepared by Traffic Impact Group, LLC dated June 13, 2023. <br />The analysis estimates 165 daily trips. CSAH 23 (Lake Drive) is an A-Minor Arterial Reliever and <br />has capacity for these additional trips. Level of Service is not impacted. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An EAW is not required for the 36,000 sf industrial building. <br /> <br />Wetlands <br /> <br />A Wetland Delineation Report was completed by Jacobson Environmental, PLLC in May 2023. <br />The wetland boundaries have changed since the first Wetland Delineation Report completed in <br />August 2017. <br /> <br />RCWD has not issued a formal Notice of Decision (NOD) approving the new delineation on <br />March 7, 2024. There appear to be are no wetland impacts proposed with the Phase II <br />industrial building. An official RCWD NOD is required prior to City Council action on the <br />Conditional Use Permit and Site & Building Plan Review. <br /> <br />Drainage and utility easements at least 10ft from the approved wetland delineation boundary <br />are required. The existing easements do not appear to cover the minimum 10ft. A separate <br />Drainage & Utility Easement Agreement shall be recorded. <br /> <br />Shoreland Management Overlay <br /> <br />As previously discussed, the east portion of the parcel is in the Shoreland District of Marshan <br />Lake (Natural Environment). The amount of impervious surface allowed in the Shoreland <br />District is 60 % and the LI, Light Industrial District is 75%. The impervious surface requirements <br />are met as discussed under Impervious Surface above. <br /> <br />Floodplain Management <br /> <br />There is no FEMA floodplain on site. <br /> <br />107
