15 <br /> <br />Land Use Plan <br /> <br />The Comprehensive Plan guides this property for industrial use. The proposed multi-tenant <br />industrial and indoor self-storage building is consistent with industrial land use. <br /> <br />Housing Plan <br /> <br />The goals and policies of Housing Plan are not negatively impacted by the multi-tenant <br />industrial and indoor self-storage building. <br /> <br />Economic Development Plan <br /> <br />The proposed multi-tenant industrial and indoor self-storage building promotes the goal of the <br />Economic Development Plan to expand existing businesses in Lino Lakes. <br /> <br />Transportation Plan <br /> <br />Goals of the Transportation Plan are to ensure that street and roads are as safe as possible and <br />to reduce unnecessary traffic. The multi-tenant industrial and indoor self-storage building does <br />not change the level of service along CSAH 23/Lake Drive or Park Court. Customers will <br />egress/ingress the site from Park Court to CSAH 23/Lake Drive. CSAH 23 (Lake Drive) is an “A” <br />minor reliever road and has capacity to handle minimal traffic volumes created by the <br />development. <br /> <br />Local Water Management Plan <br /> <br />The purpose of the water management program is to protect, preserve, and use natural surface <br />and groundwater storage and retention systems and prevent erosion of soil into surface water <br />systems. <br /> <br />The proposed multi-tenant industrial and indoor self-storage building protects the natural <br />surface and groundwater storage with the construction of stormwater management BMP’s <br />such as curb, gutter, and infiltration basin. Erosion and sediment control practices will also be <br />implemented. <br /> <br />Sanitary Sewer and Water Supply Plan <br /> <br />An 8” sanitary sewer main will be installed along CSAH 23 (Lake Drive) and service the multi- <br />tenant industrial and indoor self-storage building. A 12” watermain located along Park Court <br />will also service the building. <br /> <br />The sanitary sewer and water supply systems have capacity for the proposed industrial building. <br />Parks, Greenways and Trails <br />109
