5 <br /> <br />Utilities <br /> <br />Sanitary Sewer <br /> <br />Both houses are connected to the City of Centerville municipal sanitary sewer system. <br /> <br />Watermain <br /> <br />7193 Mound Trail is connected to the City of Centerville municipal water system. <br /> <br />7185 Mound Trail is not connected the City of Centerville municipal water system. The City of <br />Centerville will not require the existing house to connect at this time. <br /> <br />Public Land Dedication <br /> <br />Public land dedication or cash in lieu of land dedication will not be required for the lot line <br />adjustment. No new lots are being created. <br /> <br />Screening, Landscaping, Buffer Yards and Tree Preservation <br /> <br />Screening, landscaping, buffer yards and tree preservation is not required for the lot line <br />adjustment. No new lots are being created. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated for a lot line adjustment between <br />two (2) existing houses. <br /> <br />Wetlands <br /> <br />A wetland delineation report is not required for the lot line adjustment. Potential onsite <br />wetlands near the shoreline are covered by a drainage and utility easement. There are no <br />wetland impacts. <br /> <br />FEMA Floodplain <br /> <br />FEMA floodplain exists on site near the shoreline and is covered by a drainage and utility <br />easement. There are no floodplain impacts. <br /> <br />Shoreland Management Overlay <br /> <br />The lots are within the Shoreland Management Overlay district of Centerville Lake, which is a <br />Recreational Development lake. Both lots are connected to City of Centerville municipal <br />sanitary sewer. Shoreland lot sizes, setbacks and impervious surface requirements are met. <br />193
