4 <br /> <br />bLot widths shall be measured at both the front building setback line and at the setback from <br />the ordinary high water level. <br /> <br />Building Requirements <br /> <br />There are two (2) existing houses. No new houses are being constructed. <br /> <br />Subdivision Ordinance <br /> <br />A portion of Lot 2 was platted in 1940 as part of Auditor’s Subdivision Number 46 plat. <br /> <br />As noted above, portions of both lots are in the City of Lino Lakes and the City of Centerville. <br />Each lot has two (2) PID#’s. Typically, a lot line adjustment is done by minor subdivision and <br />reviewed at a staff level. Due to the unique situation of both lots being in two (2) cities with <br />multiple PID#’s and to avoid long complicated metes and bounds legal descriptions for required <br />easements, etc., the lot line adjustment will be process as a preliminary plat and final plat. The <br />preliminary plat and final plat will be reviewed concurrently. <br /> <br />Conformity with the Comprehensive Plan and Zoning Code <br /> <br />The preliminary plat and final plat are consistent with the comprehensive plan for low density <br />residential development and zoning code requirements for R-1, Single Family Residential as <br />detailed above. <br /> <br />Blocks and Lots <br /> <br />The preliminary plat and final plat contain Lots 1-2, Block 1, Drilling Estates. <br /> <br />Streets and Alleys <br /> <br />Lots 1 and 2 are served by Mound Trail which is a local road. The existing road right-of-way <br />width is 60 ft which is consistent with local roads. No additional road right-of-way is needed. <br /> <br />Easements <br /> <br />Standard drainage and utility easements at least ten (10) feet wide shall be provided along the <br />lot lines. <br /> <br />Utility easements 20 ft wide also exist over sanitary sewer and public utilities and are shown on <br />the final plat. <br /> <br />Storm Water Management and Erosion and Sediment Control <br /> <br />Storm water management is not required for the lot line adjustment. <br />192
