7 <br /> <br />A Development Agreement is typically required with final plat to detail City and Developer <br />responsibilities and establish securities and escrows. Since there are no developer or city <br />Improvements or public land dedication required with the lot line adjustment, a development <br />agreement is not required. <br /> <br />The developer shall place iron monuments at all lot, block, and outlot corners and at all other <br />angle points on boundary lines consistent with the final plat. <br /> <br />Comprehensive Plan <br /> <br />Drilling Estates preliminary plat and final plat (lot line adjustment) are consistent with the goals <br />and policies of the comprehensive plan in regards to land use, housing, economic development, <br />transportation, local water management plan, sanitary sewer, water supply and parks, <br />greenway and trails. <br /> <br />Land Use Plan <br /> <br />Per the 2040 Comprehensive Plan, the parcel is guided low density residential development. <br />The proposed Drilling Estates lot line adjustment between two (2) existing single family <br />detached dwellings is consistent with the Comprehensive Plan. <br /> <br />Housing Plan <br /> <br />A goal of the housing plan is to maintain existing housing stock to insure a high-quality <br />environment in all residential neighborhoods. Drilling Estates meets this goal of the housing <br />plan. <br /> <br />Economic Development <br /> <br />The proposed Drilling Estates lot line adjustment between two (2) existing single family <br />detached dwellings does not negatively impact the City’s economic development plan. <br /> <br />Transportation Plan <br /> <br />A goal of the transportation plan is to ensure that streets are as safe as possible. The proposed <br />Drilling Estates lot line adjustment between two (2) existing single family detached dwellings <br />does not negatively impact the City’s transportation plan. <br /> <br />Local Water Management Plan <br /> <br />The purposes of the water management program are to protect, preserve, and use natural <br />surface and groundwater storage and retention systems, and prevent erosion of soil into <br />surface water systems. <br /> <br />265
