8 <br /> <br />All areas not otherwise improved in accordance with the approved site plans shall have a <br />minimum depth of 4 inches of topsoil and be sodded including boulevard areas. Seed may be <br />provided in lieu of sod in certain cases, including when the area is adjacent to natural areas or <br />wetlands. <br /> <br />Seed mix for ground cover must be specified on the Landscape Plan and Grading, Drainage, and <br />Erosion Control Plan. <br /> <br />Sod and Ground Cover Standards have not been met. <br /> <br />Environmental Assessment Worksheet (EAW) <br /> <br />An Environmental Assessment Worksheet is not mandated. The two (2) unattached residential <br />units are under the 250 unattached unit threshold required for a mandatory EAW. <br /> <br />Wetlands <br /> <br />A wetland delineation report was completed by Kjolhaug Environmental Services on August 17, <br />2023. A WCA Notice of Decision was issued on October 23, 2023. Approximately 4,145sf of <br />wetlands were delineated along the east lot line adjacent to CSAH 49 (Hodgson Road). There <br />are no wetland impacts. <br /> <br />The wetlands are not in the Wetland Management Corridor and no wetland buffers or <br />conservation easements are required. <br /> <br />FEMA Floodplain <br /> <br />There is no FEMA floodplain on site. <br /> <br />Shoreland Management Overlay <br /> <br />The parcel is not located within a Shoreland Management Overly district. <br /> <br />Impervious Surface Coverage <br /> <br />Per Sheet C1.1, Grading, Drainage, and Erosion Control Plan: <br /> <br />Total Impervious Area = 6,657 sf 11.1% <br />Total Pervious Area = 53,139 sf 88.9% <br />Total = 59,796 sf 100% <br /> <br />The maximum allowed impervious surface coverage per lot is 65%. The impervious coverage for <br />both lots will be evaluated with their individual building permits and surveys. <br /> <br />282
