15 <br />Based on comments received during the Main Street/Sunset Roundabout design process <br />Anoka County is planning a reconstruction of Sunset from Main Street to 109th. The <br />design of these improvements may have an impact on traffic patterns within the <br />adjacent developments. The internal and external collector system will need to be <br />evaluated in light of this project. <br /> <br />Staff Comments: <br /> <br />1. Local road right-of-way shall be a minimum of 60 ft wide. <br />2. Cul de sacs shall not exceed 500 ft in length and bulbs shall meet City standards. <br />3. Private streets shall be a minimum of 26 ft wide. <br />4. Private streets shall not exceed 300 ft in length. <br />5. Driveways onto private streets shall be a minimum of 25 ft in length. <br />6. The alignment of the internal local street and street accessing CR 53 shall be <br />evaluated. <br />7. The location of the street extension to 4th Avenue shall be evaluated due to <br />wetlands and ditch. <br />8. Access to CSAH 14 (Main Street) at Century Trail is required. <br />9. The access spacing from CSAH 14 (Main Street) to the local street and religious <br />building driveway shall be evaluated. <br />10. Access and connection to Carl Street shall be evaluated. <br />11. A traffic study shall be required. <br />12. A noise study shall be required. <br />13. Lots shall not directly access Robinson Drive which is a minor collector street. <br /> <br />Easements <br /> <br />Staff Comments: <br /> <br />1. Standard drainage and utility easements at least 10 feet wide shall be provided <br />along all lot lines. <br />2. Drainage and utility easements shall also be dedicated over stormwater <br />management facilities. <br />3. Conservation easements and wetland buffers shall be required over wetlands, <br />ditches, and greenway corridors. <br /> <br />Stormwater Management and Erosion and Sediment Control <br /> <br />The concept plan shows 10 stormwater ponds throughout the development. A multi- <br />purpose greenway corridor incorporating trails, stormwater management, floodplain, <br />ditches, open space has been incorporated into the development. <br /> <br />Staff Comments <br />
