21 <br />design, enhanced architectural standards, and siting of structures through <br />the conservation and more efficient use of land in such developments. <br /> <br />The commercial component supports economic expansion. <br /> <br />The development proposes a mix of residential housing types on a greater variety of lot <br />sizes. The housing consists of single family houses, townhomes, rowhomes, and <br />apartments. This variety in housing types supports life-cycle housing. <br /> <br />The flexible site design configuration allows for the construction of an extensive <br />greenway corridor and storm water management system and provides for a more <br />efficient use of land. <br /> <br />(c) Preservation and enhancement of desirable site characteristics such as <br />wildlife habitat, unique natural resources, existing vegetation, natural <br />topography, geologic features and reduction of negative impacts on the <br />environment. <br /> <br />The site has limited natural desirable site characteristics. Topography is flat agricultural <br />land with poorly drained hydric soils, private ditches, and minimal significant trees. The <br />existing public ditch and associated wetlands will be enhanced into an extensive multi- <br />purpose greenway corridor and storm water management system. The corridor will also <br />be protected by a vegetative buffer. <br /> <br />The applicant is proposing green infrastructure and phytoremediation to further reduce <br />negative impacts on the environment. <br /> <br />(d) Creative use of land and related physical development which allows a phased <br />and orderly transition of varying land uses in close proximity to each other. <br /> <br />The applicant is proposing 55-65ft wide single family detached lots adjacent to existing <br />62ft wide single family lots in Century Farm North. Adjacent to the larger rural <br />residential lots along Carl Street, 55ft wide lots are proposed; however, a landscaped <br />berm and buffer provide separation from the varying land uses. Townhomes and <br />apartments are proposed in the northeast section of the development near arterial and <br />collector roads. <br /> <br />(e) Efficient use of land resulting in smaller networks of utilities and streets <br />thereby lowering development costs and public investments. <br /> <br />Allowing lot widths to be based on the specific housing products versus a one size fits all <br />lot width provides an efficient use of land and lowers development and public costs. <br />Private streets also result in efficient, smaller networks of utilities and streets. <br />
