-6 – <br />4/17/2024 <br />Traffic: <br />The Developer notes that a traffic study will be prepared/provided for review as part of <br />the development process. <br />Landscape Plan, Monuments, & Entrance: <br />The Developer will work with the City to provide a landscape plan that meets City <br />requirements and provides an aesthetically pleasing neighborhood. The project also <br />includes a possible landscaped center median that will divide Century Trail. <br />Homeowner’s Association and Restrictive Covenants: <br />A Homeowners Association (HOA) will be created for this development. The Developer <br />will prepare restrictive covenants and standards that will apply to the entire neighborhood <br />during both the initial development and the overall operation of the subdivision once <br />future homeowners control the HOA Board. A select group of builders will participate in <br />the community. The restrictive covenants will be tailored to the Developer’s vision of <br />the project. Each builder will be required to meet the specifics of building types, <br />landscaping, and overall goals of the development. <br />The developer is asking for feedback from City staff, based on the provided documents <br />included in the Concept Plan Application package.
