A trail connection is also <br />proposed to be extended from Lotus Lane to the existing perimeter looping trail. <br /> <br />Comments: <br />1. Applicant appears to meet typical street light installation requirements (every <br />400 to 500 ft, at intersections, and at the end of cul-de-sacs) <br />2. See redline comments on attached plans. <br /> <br /> <br />• Wetlands and Mitigation Plan <br /> <br />Wetlands and mitigation plan reviewed and approved during the Preliminary Plat. <br /> <br />Comments: <br /> <br />1. Wetland mitigation work (wetland creation and wetland restoration) to be <br />completed and documentation submitted to the City. <br /> <br /> <br />• Landscaping <br /> <br />The Watermark 8th Addition Site Landscape Plan will be reviewed by staff and the City’s <br />Environmental Coordinator. The Environmental Coordinator will provide separate comments. <br /> <br /> <br />• Floodplain <br /> <br />The Watermark 8th Addition does not impact the existing floodplain. <br /> <br /> <br />• Drainage and Utility Easements <br /> <br />Roadways are proposed within right-of-way and lots include standard drainage and utility <br />easements. Larger drainage and utility easements are provided over surface water <br />management features as required. <br /> <br />Comments: <br /> <br />1. Provide additional drainage and utility easement to cover existing the RCWD <br />easement. <br />a. Add note that no shed, fences, etc. will be allowed in the RCWD easement <br /> <br />2. The pipe depth between CBMH 651 and EX CBMH 650 reaches nearly 15’ <br />at the tie-in point. D&U easement width shall be increased at Lots 17 and 18 <br />of Block 3 to allow for 1:1 excavation depth to the pipe.
