The pipe slope between CBMH 657 and STMH 653 shall be reduced to a <br />maximum of 3.5% to reduce excessive flow velocities. <br />a) If this results in a pipe depth greater than 10’, ensure there is <br />sufficient D&U easement width on either side of the pipe. <br /> <br /> <br />• Water Supply <br /> <br />The proposed water system extension is consistent with the preliminary plat. This addition <br />of the development is being served by 16- inch, 12- inch, or 8- inch diameter ductile iron <br />pipe (DIP) water main with 1-inch Type K copper services being extended to each lot. <br /> <br />Comments: <br />2. See redline comments on attached plans. <br />3. Maintain minimum 18” separation from storm sewer to watermain. <br />• Insulate between storm sewer and watermain where separation is less <br />than 36” <br />4. Note the trail extension and crossing east of Lotus Lane that includes the <br />16” watermain extension to Interstate 35E. <br />• Provide how the watermain and hydrant will be installed before or after <br />trail construction at that crossing <br /> <br /> <br />• Sanitary Sewer <br /> <br />The proposed sanitary sewer is consistent with the preliminary plat and PUD Amendment <br />#4. This addition of the development is being served by 8 and 10- inch diameter poly-vinyl <br />chloride (PVC) pipe along with 4-inch diameter Schedule 40 PVC service pipe to each lot. <br /> <br />Comments: <br />1. See redline comments on attached plans. <br /> <br /> <br />• Transportation <br /> <br />The proposed roadways are consistent with the preliminary plat and PUD Amendment #4. <br />The work in this addition includes constructing Lotus Lane, Traverse Drive, and Pepin <br />Drive. Lotus Lane is proposed to be 32’ wide from back-of-curb to back-of-curb, and <br />Traverse Drive and Pepin Drive are proposed to be 30’ wide from back-of-curb to back-of- <br />curb. <br /> <br />Comments: <br />1. The billboard access road off of Traverse Drive should be paved to at least <br />the back of the lots but not within the Anoka County drainage easement
