Our <br />comments were made on the following documents: <br />•Slater Addition – Civil Plans prepared by Plowe Engineering, dated July 31, 2024. <br />•Slater Addition – Certificate of Survey prepared by E.G. Rud & Sons, dated July 30, <br />2024. <br />The following review comments should be responded to in writing by the applicant. There are <br />additional redline comments on the plan set that should be responded to as well. Not all redline <br />comments are in the review memo. <br />Engineering <br />•Grading <br />The Slater Addition grading consists of grading the original single-family lot to create three <br />(3)single-family lots. There are urban sections along both Lois Lane and Meadowview <br />Trail. An existing drainage swale generally flows counterclockwise around the lots at <br />minimal grade discharging to the northwest. <br />Comments: <br />1.Provide existing contours and/or spot elevations on and adjacent to the west <br />property line to show match elevations and directions of flow <br />2.Currently there is a large low area on the northern half of Lot 3 that receives <br />a large area of drainage from these and adjacent lots but does not drain out <br />•Show the 907.6 HWL limits of this area <br />3.Provide high points for where the drainage breaks in the back adjacent to <br />Lot 2. <br />4.Provide drainage and utility easements for surface drainage from one lot to <br />another. <br />5.Call out the rear berm. <br />6.Hold down grades at the front house corners of Lots 1 and 2 as necessary to <br />maintain maximum 3:1 slopes. <br />•Increase frost depths as necessary <br />Attachment 3: City Engineer Memo dated September 4, 2024
