5 <br />for street-facing <br />garage doors <br /> <br />Per the subdivision ordinance, minimum lot area for urban lots shall consist of buildable <br />land exclusive of utility transmission easements or water course easements that <br />encumber lot development. <br /> <br />Building Design Standards <br /> <br />The chart above and applicant’s narrative details the requested flexibility from the City’s <br />building design standards. <br /> <br />1. Garage sizes = 400sf < 520sf <br />2. Garage width = 19.5ft < 20ft <br />3. Garage forward of house <br />4. Length of garage wall = 55% > 50% structure facade <br /> <br />In discussions with the applicant, they stated there may be opportunities to offer buyers <br />the option to construct larger, wider garages. <br /> <br />The applicant narrative also includes 4 example elevations of the villa homes. <br /> <br />Subdivision Ordinance <br /> <br />Blocks and Lots <br /> <br />The proposed development contains 92 single family lots and 4 outlots. The outlots <br />contain wetlands, buffers, stormwater ponds etc. <br /> <br />Staff Comments: <br /> <br />1. Staff recommends proposed open space areas should remain in the ownership of <br />the HOA with a conservation easement granted to the City. <br /> <br />Streets and Alleys <br /> <br />Haywood Drive is identified as a minor collector road in the Transportation Plan and <br />provides a north-south corridor from CSAH 14 (Main Street) to eventually Pine Street. <br />All proposed street right-of-way widths are 60ft and the paved surface appears to be <br />32ft wide.
