6 <br /> <br />The connection of Street C to Andall Street shall be evaluated. Arena Acres was platted <br />in 1981 and a 60ft wide Outlot B was platted for future road connection to the east. <br />This outlot is owned by the City. The extension will connect the neighborhoods and <br />transportation system. This standard transportation practice has been implemented <br />throughout the City such as the Saddle Club connection to Fox Road and the St. Clair <br />Estates connection to Hokah Drive and Sioux Lane. <br /> <br />The Andall Street connection is supported by Lino Lakes Public Safety-Police Division and <br />Fire Division in order to provide faster and more direct emergency response to the <br />entire area. The connection is also supported by Public Works to provide better <br />efficiency for street maintenance and snow plowing. <br /> <br />This street connection is further supported by the following City Code Sections: <br /> <br />§ 1001.096 LAND REQUIREMENTS. <br /> (2) Proposed subdivisions shall be coordinated with surrounding properties and/or <br />neighborhoods so that the city as a whole may develop efficiently and harmoniously. <br /> <br />§ 1001.100 STREETS AND ALLEYS. <br /> (3) Streets, continuous. Except for cul-de-sacs, streets shall connect with streets <br />already dedicated in adjoining or adjacent subdivisions or provide for future connections <br />to adjoining unsubdivided tracts, or shall be a reasonable projection of streets in the <br />nearest subdivided tracts. The arrangement of thoroughfares and collector streets shall <br />be considered in their relation to the reasonable circulation of traffic, to topographic <br />conditions, to runoff of storm water, to public convenience and safety, and in their <br />appropriate relation to the proposed uses of the area to be served. <br /> <br />Staff Comments: <br /> <br />1. The maximum length of a cu-de-sac shall be 500 feet, measured from the centerline <br />of the street of origin to the end of the right-of-way. <br />a) Street B shall be evaluated. <br />2. A temporary turn around will be required at the north end of Street A. <br />3. A traffic study shall be required. <br />4. Trails and sidewalks shall be incorporated throughout the development. <br /> <br />Easements <br /> <br />Staff Comments: <br /> <br />1. Standard drainage and utility easements at least 10 feet wide shall be provided <br />along all lot lines.
