9 <br />Residential <br /> <br />Lot Size and Width <br /> <br />The attached PUD Land Use, Conventional Zoning District Guidelines & Shoreland <br />Regulations Chart details the PUD Land Use and correlating conventional residential <br />zoning district and shoreland requirements. The chart also compares the proposed <br />development to these guidelines. <br /> <br />Overall, the proposed townhomes, senior living, and apartments appear to meet <br />minimum R-4, High Density lot size and width requirements as detailed on the chart. <br />PUD flexibility is not required for the residential lot sizes or width. <br /> <br />Staff Comments: <br /> <br />1. Per the subdivision ordinance, minimum lot area for urban lots shall consist of <br />buildable land exclusive of utility transmission easements or water course <br />easements that encumber lot development. The minimum lot areas shall also <br />consist of buildable land exclusive of oversized easements or buffers. <br />2.
