11 <br />1. City Code Section 1007.024(7) details Commercial or Industrial Planned Unit <br />Development in regards to municipal water and sanitary sewer services, open <br />space, and design standards that shall be met. <br />2. Impervious surface data shall be provided for the entire development. <br />3. Does the Planning & Zoning Board support GB, General Business or NB, <br />Neighborhood Business as the conventional zoning district? <br /> <br />Yield Plan <br /> <br />As required per City Code Section 1001.026(4), the applicant submitted the attached <br />yield plan. The yield plan shows the maximum number of dwelling units that would be <br />permitted given the minimum lot size and lot widths for conventional subdivisions and <br />other requirements of the Lino Lakes Zoning and Subdivision Chapters. <br /> <br />The submitted yield plan indicates 13 separate residential buildings with a total of 406 <br />housing units and no commercial component. <br /> <br />The proposed concept plan is 356 housing units. <br /> <br />Building Design Standards and Other Performance Standards <br /> <br />Building and architectural design standard review is not required at concept plan level. <br />City Code Section 1007.043 details minimum residential and commercial building design <br />standard requirements. The conventional residential zoning districts also provide <br />addition requirements. <br /> <br />The applicant is requesting building design PUD flexibility for: <br /> <br />1. Maximum building height to be up to 40 feet in height, at the mid rake for the <br />average of the grade surrounding a 3-story apartment building, or a maximum <br />building height to be up to 48 feet in height, at the mid rake for the average of <br />the grade surrounding a 4-story building (senior building). <br /> <br />City Code Section 1007.114(8) of the R-4 District allows for a maximum building height of <br />the greater of 3 stories or 40ft. City Code Section 1102.07(2)(c) of the Shoreland District <br />allows for a maximum building height of 36ft. Height is measured as the average height <br />of the highest gable or a pitch or hipped roof. <br /> <br />2. Minimum square footage, of 550 square feet for units to allow studio <br />apartments. A maximum of 15% of all multi-family units can be Studio <br />apartments. For Apartments with bedrooms would have a minimum of 700 <br />square feet with additional 100 square feet per bedroom, as stated in the Code <br />1007.114 R-4(5). <br />
