6 <br /> <br />maintain the wetland without degrading existing functions, values and wildlife habitat. <br />Manage 1 wetlands require a base 40’ buffer width. <br /> <br />Opportunity exists on the site to establish and restore an upland buffer in excess of 40’ <br />wide along the western edge of the “built” area. Stormwater ponds are allowed within <br />buffer areas. <br /> <br />Wetland 7 is identified as incidental (created by prior infrastructure improvement) and <br />will be filled. Wetland 10, approximately 5,600 in size is proposed to be filled. <br /> <br />Greenway System, Parks and Trails <br /> <br />The 2040 Comprehensive Plan does show areas of value for natural resource <br />conservation related to wetlands on the site. The greenway system consists of a Natural <br />Resource Conservation area running along the wetland and lake complex. <br /> <br />Trails should be included along Centerville Road and Ash Street and be incorporated into <br />the development along the wetland through the greenway corridor. This should be <br />designed as a multifunction greenway corridor addressing water quality, passive <br />recreation and wildlife habitat. Connectivity should be provided to the north, east, <br />south, and west of the project site. <br /> <br />Tree Preservation <br /> <br />A Tree Preservation and Mitigation Plan will be required if existing trees are proposed to <br />be removed. The area has been farmed and no desirable trees exist within the basic use <br />area. A few desirable trees may exist along the wetlands, but these will be protected by <br />a conservation easement and not impacted by construction. <br /> <br />Landscaping <br /> <br />Boulevard trees are required at the rate of one (1) tree per lot frontage for single family <br />and two-family lots. Townhomes and multi-family properties require one tree per 70 <br />feet of linear feet of road frontage. Open areas shall be landscaped. Landscape <br />screening and buffers shall be installed along CSAH 32/Ash Street and CSAH <br />21/Centerville Road. <br /> <br />Noise mitigation techniques and berms along CSAH 32/Ash Street and CSAH <br />21/Centerville Road may be required at the time of development. The landscape plans <br />shall comply with Section 1007.043 (17), Required Screening, Landscaping and Buffer <br />Yards of the zoning ordinance. <br />
