In regards to the W&S easement, the Township has no easement, please change the <br />reference in the plan sheets going forward, since the lines were installed and owned by the <br />North Oaks Company. The only record we have (after bugging Gary Eagles for years) is a <br />construction plan. No plat showing the easement. I suggest that the City request that record <br />from North Oaks Company. It looks as though they did provide the Developer with the plat, <br />since it is included with their preliminary Utility Plan sheet. <br />2. The Utility connection point for water will most likely change since there is a portion of the <br />water line on Wilkinson Lake Boulevard that will be required to be moved with the upcoming <br />Co Rd J/35E project. If the Development moves forward in 2025? There will need to be <br />coordination between Ramsey County, the City of North Oaks, North Oaks Company, Lino <br />Lakes, and the Developer. <br />3. With only a looped water system for a portion of the development there could be water <br />quality issues. Also, if a watermain break should occur in the northerly half of the <br />development beyond the "T" connection, a number of 4 and 6 plexes would be without <br />water. The developer has lots of valves for isolation, but if the break should occur north of <br />the "T" connection this would impact a fair number of users. <br />4. Would the City want to request a larger service line than 8" if the area north of Ash Street <br />would develop into higher density properties? Maybe the City will expand their water to the <br />south and east by then. <br />5. 1 am trying to verify some information on the force main running from North Oaks Lift <br />Station #9 to North Oaks Lift Station #8.
