The Planning & Zoning Board held a public hearing on October 9, 2024. One person spoke and <br />was opposed to the rezoning. The Board recommended approval with a 5-0 vote with the <br />following additional conditions: <br />1. Windows be added to the east elevation of Building A. <br />2. The conditional use permit only be allowed for automobile repair -minor. <br />3. Customer vehicles waiting for repair shall not be parked on -site longer than 24 hours. <br />Environmental Board <br />The Environmental Board will review the development proposal at their October 30, 2024 <br />meeting. <br />Agreements <br />Stormwater Maintenance Agreement <br />The stormwater facilities will be privately maintained and a Declaration for Maintenance of <br />Stormwater Facilities will be required. <br />Development Agreement and Final Plat <br />The applicant shall submit a Land Use Application for final plat after preliminary plat approval. <br />A Development Agreement will then be prepared by the City as part of the final plat <br />application. <br />Site Improvement Performance Agreement <br />Site Improvement Performance Agreements will be required for construction of each building. <br />Comprehensive Plan <br />Lino Retail 2.0 is consistent with the goals and policies of the comprehensive plan in regards to <br />land use, housing, economic development, transportation, local water management plan, <br />sanitary sewer, water supply and parks, greenway and trails. <br />Land Use Plan <br />The Comprehensive Plan guides this property for commercial use.
